Lot Descriptions and Pricing

Below you will find some brief descriptions that provide general observations about the terrain, vegetation, access and appropriate building sites on the lots in Pueblo Verde. A more detailed analysis including contour map, vegetation, wind and rainfall effects at building sites, etc. is available in the information packet.

Pueblo Verde Lots Description

#1 The area closest to the highway and parallel to the entrance to Pueblo Verde we are reserving for 2 or 3 families from the area. Our policy in Pueblo Verde is “don’t gate, integrate.” In our valley, the imbalance of wealth is making it hard for locals to own land. We want to be good neighbors. The residents on this property will be available for help in the project and offer a form of community security which is ‘built in’, low profile but highly effective. (5636.96 M2) SOLD

#2 A flat ‘bench’ at the base of the slope is the logical place to call home on this forested lot. Owners with a sense of adventure might consider a bridge across a seasonal waterway to a guest cabin, or a trail accessed gazebo on a flat spot halfway up the slope. A flat area below the house site is perfect both for vehicle access and a small garden. (7103.24 M2) $66,750

#3 The ‘student architects’ who analyzed possibilities at Pueblo Verde recommended a ‘Swiss chalet’ style home on the lower knoll looking out into the forest canopy. There is parking space at the bottom but this will definitely be a walk up residence. A front deck would bring residents on this site into close proximity with all the biodiversity of the adjacent stream corridor. (5650.76 M2) $59,000 SOLD

#4 Another ‘walk up’ site with great overview and refreshing breezes. Also has dozens of pochote and gmelina trees ready to be harvested and used in construction. Shares a shaded seasonal watercourse with the neighbors - a perfect site for a semi-wild stream garden with rocks, ferns and colorful under-story plants. (5012.67M2) $44,750

#5 The building envelope on this property is a broad gently sloping area adjacent to an important watercourse with a diversion dam and a growing bamboo grove. Our forest study recommends the prompt harvest of several large gmelina and pochote trees, add a few extra-solid posts from the native quebracho’s and yayo’s on the site and this land has almost all the makings for a ‘jungle bungalow.’ (5934.24 M2) $66,750

#6 A relatively flat building site with easy access on a property with numerous pochote trees for construction. The small flood plain of a watercourse makes for an ideal bamboo grove or summer garden. A favorite site for the Howler monkeys in the nearby stream valley. (6386.9 M2) $71,250

#7 Nearly 3 acres of hillside, a flat spot near the road’s end and a nice ‘island” in the stream make this the perfect terrain for a true hideaway, complete with guest cabin or art studio connected by a bridge to the main residence. (8692.5 M2) SOLD

Pueblo Verde Home Sites

#8 Overlooking a long section of the stream, this property is perfect for a birdwatcher. Majestic native trees line the watercourse. The gently sloping site features easy access to the road and relatively good soil for gardening. Part of the area is already sculpted into contours with bananas and fruit trees in a runoff control zone. (5709.5 M2) $66,750

#9 Spectacular 360 degree views of mountains, forest and a nearby stream corridor endow this centrally located knoll with an easy choice of ‘where to build’ and a constant swirl of cooling breezes. The sunrise view and starry nights are stunning. Abundant “monkey-food” trees overhang the stream in the adjoining valley. There is the possibility of shared access and a garden area in the flat area with the neighboring lot 12. (6739.93 M2) $95,000

#10 Features a roadside knoll that has a close up view of some wide pools in the nearby stream. A natural lookout for birdwatchers. The adventure seeker might enjoy a footbridge across the stream to a small cabin in a great location. Let us help you design and construct a seasonal swimming hole in a perfect spot just steps below your home. (5363.93 M2) $51,750

#11 Comprises the floodplain and ‘recharge zone’ for both our well and the aquifer of our valley. We have dedicated this area to water conservation and floodplain agriculture. It will remain a Pueblo Verde community resource. The wood processing and village workshop are close by and we have saved the ideal site for a small, streamside, naturally filtered, swimming pool for those hot summer days. (6707.69 M2) NOT FOR SALE

#12 Amply forested with broad frontage on one of the streams in Pueblo Verde. Lots of birdlife. Owner can opt for varying degrees of seclusion from the road and/or a shared entrance with lot 9. Plenty of flat land for gardening or a fruit orchard. (6642.08 M2) $99,000 SOLD

#13 The premiere site for a mixed fruit orchard in rich black soils of this valley bottom recharge area which feeds into the main watercourse of Pueblo Verde. A slightly sloping home-site overlooks the valley and the stream in the distance.(6386.08 M2) $95,000 SOLD

#14 If a Swiss Family Robinson style bed and breakfast is your tropical dream, you couldn’t find a better location. The prime home site overlooks and shares the “forest garden” recharge area (above). Across the stream is an “island” with space for 2-4 small cabins immersed in the sights and sounds of nature.(5026.18 M2)  $74,250

#15 Another site for those desiring a bit more privacy. Back from the road, flanking a seasonal stream, this property has several dozen gmelinas ready for harvest and building. The owners then have a canvas for design of a food or forest landscape.(5003.04 M2) $74,250
